Dear Strata Data client,

I hope this finds you as well as you can be under the circumstances.

As owners in a property managed by Strata Data, this update is to provide you with further information regarding Covid-19.

Before getting into the detail, I would just like to start by saying thank you. I have been really pleased that despite the stress that everyone is under, the manner of communication with the team here at Strata Data has remained polite and considerate.  This has assisted our team to be able to respond in the most effective way possible given the circumstances.

Here at Strata Data we are still doing everything we would normally to manage your corporation.  A vast majority of our staff are able to do this by working from home, as we have excellent remote working capabilities in place. If you have any concerns related to Covid-19 or any other questions relating to your Corporation you can still contact us as usual via either telephone or email.

Below see answers to two commonly asked questions.

Should I notify the Body Corporate if someone living in the complex (e.g. myself, my family or a tenant) is diagnosed with Covid-19, or is self-isolating due to a risk of infecting others?

Residents do have an obligation to other residents.  You need to respect their right to a safe and hazard free environment. This is expressed in different ways depending on your corporation but is often stated as “must not…interfere, with others in the enjoyment of their rights in relation to units or common property.”

We therefore request that you do notify your body corporate manager in these circumstances.  Failure to do so may put others living in the complex at greater risk.

Your identity and specific location will be kept confidential but notifying us does allow us to inform any of the service contractors who may be impacted by your circumstance and give them opportunity to manage their own Personal Protection Equipment (PPE) as required. For example, they may be the waste management providers removing your rubbish for you or the Building Manager.  We will also notify all other owners in the complex so they are aware and can take heightened precautions as they see fit.  It is also likely that in this situation that we will (upon the instructions of the Presiding Officer) undertake a deep-clean of the common areas and put in place an increased cleaning schedule to reduce the risk of infection on the premises to all residents.

We will make every effort to keep owners updated on all developments of which we become aware, that may impact your community. As your community moves to more people staying at home, we need to be tolerant, considerate and kind to each other.

What precautions can everyone take, and where can I get more information?

Some general precautions include:

  • Be sure to frequently and thoroughly wash your hands
  • Where possible practice social distancing
  • If you aren’t feeling well, please stay home
  • Common areas such as gyms, swimming pools, BBQ areas and similar environments should be closed

To assist us further in our communal living environment, remember also to:

  • Manage rubbish so we can maintain a high standard of cleanliness at our property for all, rubbish chutes/rooms/bins
  • Where possible, use elbows/gloves when accessing common entry door handles, lift buttons, etc.
  • Flush only toilet paper down the toilet. Flushing anything other than toilet paper down the toilet, will only result in blockages impacting your home individually before it extends potentially to all in the property
  • No more than 2 people in the lift at a time
  • If you are showing symptoms, in isolation or confirmed to have coronavirus, please “double bag” your rubbish.
  • Be mindful of your pets. Although our pets aren’t getting sick, Covid-19 is changing the lives of pets especially for dogs living in apartments.
