What Is Strata Management?

The process of subdivision of property for development makes it necessary for a managing body to exist in order to deal with common ownership issues and topics of concern for the community.

When you purchase an apartment, unit, or townhouse, you will be purchasing a part of a strata title, meaning you not only own your individual lot but part of the building and common areas too.

However, because there are many people involved, the owners meet as a body corporate to make decisions.  While it is theoretically possible for owners to deal with all the issues relating to common area structures, as well as issues between lot owners themselves, typically, body corporate groups hire a professional Adelaide strata management team.

Strata or body corporate managers are appointed by the owners of an apartment block/land to manage that block on behalf of all owners. Body corporate managers work for the collective interest of all owners and provide advice and guidance for legal and financial matters and mediate discussions between owners. 

What Do I Do If I Have Problems at My Corporation?  

The first thing you should do is call your strata manager. All our strata managers are based in Adelaide and so have local knowledge and understanding of South Australia specific issues. What If We Want to Add Committee Members?

In general, owners add committee members through a resolution-based decision at their annual general meeting. If a casual vacancy arises in the committee, the management committee may also co-opt a suitable person to fill the vacancy.

Why Do I Have to Pay Quarterly Contributions?

As you all own parts of the building and common areas, your quarterly contributions contribute to the maintenance, management and running of these areas. These funds pay for things like landscaping, cleaning, insurance, electricity for shared spaces and more.

Is There a Difference Between Strata and Body Corporate?

The legislation governing this area changed in 1996.  Hence buildings built under the old Strata Titles Act are ‘Strata’.  Buildings built after 1996 under the new Community Titles Act are called ‘Community’.  The term Body Corporate encompasses both Strata and Community.

Even though the terminology changed in 1996, people tend to have stuck with the old strata terminology.  Hence almost all companies offering management services in this area have the word ‘Strata’ in their name.  However, we all manage both Strata and Community Title properties.

Commonly, the terms ‘strata management’ ‘community management’ and ‘body corporate management’ are used interchangeably.

Can I Extend or Develop My Property?

It depends on a number of factors; however, there is no overarching rule against it.

Keep in mind, an extension can only be planned if it remains inside your allotted piece of land. Plans need to be approved by members of the corporation and the relevant council; they cannot be approved by your manager or the committee itself.

Can Strata Managers Evict a Tenant in Adelaide?

 No, body corporate groups cannot evict a tenant. Body corporates have very limited ability with regards to who can own and live in property.

If members of the strata are having issues with one particular resident, they can discuss this with their strata manager who will be able to provide options for best ways forward, however neither the manager, nor the body corporate have powers to evict.
